Subdivision Review
In the 1980's we realized that in order to provide the quality service our clients have come to
expect from us, we could no longer serve our municipal clients while designing subdivisions for land
developers and a choice needed to be made. We chose to continue and focus on the municipalities.
Consequently with the enormous amount of land development which has taken place in the Northeastern
Illinois over the past several years, we have developed an expertise in subdivision review procedures.
Each subdivision project is studied for conformity with good engineering practice, storm drainage considerations,
water supply and distribution, wastewater collection, roadway and traffic design, effect on the area and adherence
to municipal ordinances and the rules and regulations of all the pertinent regulatory agencies. In addition, these
development plans are analyzed to ensure they meet the municipality's overall
comprehensive plan(s) for roadways, bike paths, utility expansions and other improvements. Should these improvements
not follow the municipal plan, require expansion or replacement of the existing utilities or expedite their need for
improvements; we will assist in the request to the developer to pay or contribute to the funding of these improvements.
In addition, we have authored many of the municipal ordinances governing land development and the remedies needed to
control their impacts on the community and have developed pictorial specifications for incorporation into Municipal
Codes to assure compliance with Municipal Standards. These Municipal Codes and Standards are updated as needed by our Clients.
As an example of the growth in Northeastern Illinois and our review experience since the beginning of 1990, we have performed
hundreds of new subdivision and site plan review projects ranging from single-unit commercial buildings to multi-phase
